All the sellers I have ever met wanted to here about my offer before they listed their property and tied it up for 6 months. So if you are ready to buy some property wholesale here is what you do... Start looking at the real estate ads in the news papers every day and on Craigslist for owners offering to sell their homes and hire Realtor Buyers/Agent to feed you market data.  Another excellent place to hunt for lease options is watching the rental ads by owner. When you see a rental ad in an area you like call and ask if they will give you an option to buy the property. If the owner is not interested, move to the next ad... A good Buyers/Agent can be very helpful and they will earn their money because they can provide information that you would have a difficult time finding. And remember the more you know about real estate bargains the better. If you do not have the time to do your onw research and hunt for killer real estate deals, contract with a Buyers/Agent and work out your commission agreement in advance. But, if you can do your own research, make an agreement with your Buyers/Agent to trade market information for listing leads that you locate. You trade the seller information to your Buyers/Agent for real estate market information. You must learn how to recognize anxious sellers when you meet them and always ask for owner financing, even if it is for just a few months, because it could save you some loan fees.

Realtors work on commission and this always adds to the purchase price. The commission on a $100,000 house at 6% will add $6,000 to the price.
