It appears that the real estate market hit its bottom sometime in early 2009 and prices have been going sideways for the last few years. The inventory of existing homes is shrinking a little bit, but we have a ways to go before we are out of the woods. First time home buyers that were priced out of the market have been buying everything that is in Move-in-Condition. but this will not last after the free money will goes away. Several weeks ago I placed an offer on a REO "Bank Owned Property" and there were 22 offers on the same home in less than a week. This type of mad scramble causes a lot of market hype. The only thing that is holding the market back is the Inability of banks to process short sales and follow through with their foreclosures. Most banks are holding back their foreclosures process because they are fearful of driving prices lower. It is not uncommon for Short Sales to stay in the loop for 5 or 6 months, the last one I did took 13 months. One bank negotiator informed me that each negotiator had between 500 to 700 properties to work on. This makes it impossible for them keep up with the possessing. 
Another challenge today is real estate financing. Lenders now have a new set of guidelines that make it difficult for many real estate buyers to qualify. The other hurdle we face with every sale is getting appraisals in on time. Real estate appraisal usually lags the real time market, because the appraisers must use sales that took place three of four months ago and many sales were distressed sales. In a fast moving market the real estate appraisals tend to be on the low side. Low appraisals and the slow down caused by the new lending regulations make closing real estate transactions some what complicated.
Anyone that wants to buy Cheap Real Estate, there has never been a better time than right now. Home prices have fallen more in this downturn than any time in the past Seventy Years.
