Buying your first home can be exciting and stressful at the same time. Free home inspection forms are easy to get on the internet. But my advice is to make your real estate purchase offer subject to a satisfactory home inspection form a professional inspector.
All homes whether new or used have defects. New homes come with a builder’s warranty, but the warranty is no better than the builder.
If the contractor goes broke your real estate warranty will not offer much protection.
Older used homes are more likely to have hidden deficit, because through the years to many owners have made repairs or remodeled with out real estate building permits.
When people perform work on homes without building permits there is no inspections preformed by city or county departments,which can become future problems.

Even home inspectors have exclusions in their contracts for concealed defects that are not visible. Home inspectors know where to look for problems, but they do not have x-ray vision.
When you buy a home that has had 4 or 5 owners and it’s obvious that through the years there has been work preformed on the property, it’s hard to tell if it was done right to start with.
Plus through the years building codes have change and what was legal 40 years ago may not pass inspection today.
It’s easy find free home inspection forms online, if you are a true Do-It-Yourself type person. But for what it costs for a full home inspection, my recommendation is to hire a professional real estate inspector to do the job.
Another thing to be aware of is Not All home inspectors are certified or have any credentials stating there qualifications.
Make sure to hire a certified home inspector. Do Not Try to save $100 and wind-up with a flawed property.
Professional Home inspectors go through considerable training to become certified home inspectors. Some States require home inspectors to be licensed and others do not.
You can always ask your Realtor Buyers/Agent to suggest a qualified inspector. But keep in mind the real estate agents want to sell you a property and some Realtors will recommend an inspector that is easy to get a passing report form.
Some agents are more interested in closing the sale than having a buyer that gets a quality home.
Most home inspectors have a routine to follow that starts at the buildings foundation, and moves to other structural components. They look at crawl spaces and basements, because this is where it is easy to see structural problems.
The interior inspection should include all the homes systems like electrical, plumbing, windows, roof and roof structure, porches, decks, drainage, sidewalks, garages and carports. As you can see there are many specific areas that require an expert’s opinion.
This is why I always recommend hiring a expert home inspector to do the job.
