Keep this in mind, sellers usually want to get the highest price possible out of their real estate. checking home sales in the neighborhood that have sold in the last 6 months will provide the best proof of market value.

• How much the seller payed has nothing to do with current market value. What is important however is what are similar homes selling for today.

• How much does the seller owe? These are very good home buying questions if you are trying to buy the property Subject To The Existing Mortgage. If the seller owes more than the current market value then you are looking at a short sale or the seller will need to bring the closing.

• How much have similar homes been selling for in the area? This is your best indicator of real estate market value.

• Does the home have a basement or raised foundations?

• Is the home insulated and what is the "R" rating?

• Are all the appliances in good working condition?

Replacing an old roof can cost $4.75 or $6 dollars a square foot. For a 1,500 Square foot home with a double garage could run around $8,000 to $9,000 and this is the low end.

If you live in an extreme climate either hot or cold, homes without adequate insulation cost much more to heat and cool. Go to home inspection and read up on inspections.

Questions About the Location.

Location can have a serious affect on the market value of the home in question. Homes in excellent neighborhoods are worth more than identical real estate in less desirable areas.

• Is the property located in an area of similar priced homes? Is the zoning suitable for your intended use? Is it all single family homes or is there apartments and commercial property in the same block?

• Do the neighbors maintain their property? Are the streets clean and well maintained? Do the neighbors keep their landscaping looking good?

• How about the schools? Most parents want to live in neighborhoods that have good schools. It is a good idea to know where the school boundaries are, because they can change.

• Is there a nuisance factor in the areas? How about traffic from nearby gas stations and convenience stores?

• Is the property located near major arterial s and freeways? Do you have easy access to shopping and medical centers?

You need answers to all of the home buying tips before you make a commitment, because after you sign a contract it not that easy to change your mind.
