Ask For a Home Inspection Checklist Before You Sign

Always ask for home inspection checklist to evaluate before you sign and take possession. Ask to see a copy of the inspection report so you can prove all the appliances are in good working order, because home warranties do not cover pre-existing conditions.

If this is your first home or your 2nd or your 10th, always have a professional inspect the property and make sure they are insured in the event they do a poor job and miss items that may come back to haunt you later.

I cannot tell how many times I have seen Realtors refer home inspectors that over look conditions just so the agent can close the sale...

Hire your own certified home inspector, this way you know you are getting an honest report and one that will stand-up to home warranty service companies that like to wiggle out of paying for service work.

Not all home inspectors are the equal. Not all states require real estate home inspectors to be licensed or certified, so you can check on Google for the answer.

Something you should watch for is unemployed construction workers that do not have the qualification to create a home inspection checklist for you.

I have seen many unqualified contractors buy some business cards and represents themselves as certified home inspectors. Go to Home Inspection.

The person you want to hire is someone that is willing to taken the time to attend home inspection classes for real estate inspection and has the certification to prove it.

Look for someone that is a member of the National Association of Certified Home Inspectors they should do a proper job.

Inspection Checklist Tip - Please Read:

** NOTE** All home inspectors have a contract clause called concealed conditions. Home inspectors inspect the inside, outside and crawl in the attic and under the house, but they do not have X-ray eyes and will exclude "concealed conditions". So the bottom line is you must trust your inspector has done a quality job.

The Following Items May Be Exempt:

• Lead, Asbestos and Radon.

• Mildew, Fungi and Mold

• Formaldehyde, Methane and Radiation.

• Rodents and Wood-Destroying Organisms.

The home inspection checklist should include, foundations, basic structural design and roof type.

Exterior wall condition, landscaping & drainage, elevation, driveways and sidewalks .

Roof design, flashing, attic ventilation and rain gutters.

Plumbing condition, quality of materials used and water heaters.

Kitchen built-in microwave, appliances, disposal and smoke detectors.

Heating and air conditioning, duct work, chimney and fireplace.

Electrical system, circuit breakers, grounding, receptacles, and light fixtures.

Garage door/s and opener, firewall, concrete slab, construction and roof.

Always ask the seller for home warranty. as a condition of the sale

This partial list will provide you with some of the items your home inspector should check for. Most of the time you will receive quality information, but if you know what to look for your chances of getting scammed is reduced considerably and your chances of having problems will be reduced.

What you want is a home inspector that will give you a complete physical inspection of the property both inside and out.

Most home inspection reports I have looked at are generally a well written report that states the home's condition as of the day of the inspection.
