Used Home Inspection Checklist:

The Kitchen appliances should be in good working order with no visible damage.

The Fireplace should vents and damper should open freely and there should not be any signs of smoke stains above the opening. Gas fireplaces should be in proper working order.

The Ventilation systems for the kitchen and bathrooms should vent properly and the laundry dryer vent should vent outside the house.

The Cabinets should be well-built and properly aligned. The cabinet doors should operate easily. The counter-tops should be free burn marks and scratches.

The Doors should fit well and they should open and close smoothly. Doorknobs and locks should be in working order and doorstops should be in place. A used home inspection checklist is your friend

The Floors should not creak when walked on. Floor coverings should not show excessive ware. Ceramic tiles should be free of cracks or damaged grout. Carpet should be stretched tight and the seams should match. Hardwood should have be in presentable condition.

The Walls Ceilings and Trim should be smooth and free of seams or popped nails. Baseboards, crown molding, door and other molding should fit well and have mitered corners.

Electrical, Heating and Air Conditioning should be tested by a professional electrician or a heat and air conditioning expert. All lights and fixtures should turn on and off properly.

The Plumbing should work properly with no signs of leaking where toilet meets the floor. Taps should check for drips and sinks should drain freely. The hot water heater should be checked by plumber.

The Basement should not show any signs of cracking or leaks. The floor should slope toward the floor drain.

The Garage must be fireproof with no openings that will let exhaust fumes into the living areas. The door from the garage into the house must be fireproof.

Doors and Windows should fit well and open easily. Locks and other hardware should be in working order.

The Downspouts should be fastened securely to the house and downspouts should direct water away from the house.

The Roof should lie flat with no missing shingles or worn areas. Flat roofs cannot be inspected form the ground.

The Foundation should not show any signs of cracking or dampness.

The Driveway should slope away from the parking area and drain away from the foundation.

The Yard should drain water away from the foundation and into a storm drain or ditch.
