As of January 1st 2011, the maximum VA loan limit with no down payment is $417,000. In high costs areas loan amounts may increase up to $1,094,625 in certain specified "high-cost" areas.

The VA home loan program is to provide real estate financing to eligible veterans so they can purchase owner occupied properties with no down payment.

One of the VA loan requirements is the veteran must pay a funding fee. The funding fee is required by law and is intended to reduce the VA benefit costs to the tax payer.

VA funding fees for second time home buyers who finance 100% of the loan amount pay a slightly higher funding fee.

National Guard and Reservist veterans also pay a slightly higher funding fee, but the Va loan limits stay the same.

Since there is no monthly Private Mortgage Insurance the monthly cost for VA home loans is less than FHA/HUD or Convention Loan for the same dollar amount.

In certain areas the VA can make direct loans for new construction and farm residence, or for repair, alteration, or improvement of owner occupied homes.

The government guarantees loans made by VA approved real estate mortgage lenders.

The Veterans Administration underwrites the loan in question and if meets the underwriting guidelines VA guarantees the real estate lender against loss if the buyer defaults.

All VA guaranteed real estate loans are require to include an impound account for property taxes and homeowners insurance... The total monthly payment is referred to as (PITI).

Eligible properties for VA loans include 1-4 Family Residences if Owner-Occupied.

VA Mortgage Guidelines allow veterans to buy 1-4 family residences as long as one of the units is owner occupied. You can also purchase condominiums and manufactured homes.

Most VA guaranteed real estate loans are fixed rate loans, however VA can make adjustable rate loans also.

The primary advantage of a fixed rate loan is interest rate stays the same during the whole loan term.

The other advantage is you always know exactly what your monthly payment will be. The only thing that can change your payment would be an increase in your taxes or hazard insurance.
